Coslada

Coslada is a trademark Delin Property value-add project. It will deliver a 13,363 square metre state-of-the-art warehouse in Coslada, central Spain’s prime location for logistics, making it one of the trophy assets in our portfolio.

We purchased the 2.2-hectare site off Calle Bélgica in the Centro de Transportes de Coslada (CTC), with an existing 9,068 sq.m. warehouse, in September 2023. The value-add strategy entails a complete refurbishment of the existing property and an extension that will add 4,300 sq.m. to the building.

The enlarged and ESG-certified facility will have 19 dock level doors, two large truck manoeuvring areas, 360-degree circulation and 53% site cover.

Coslada is one of Madrid’s most in-demand logistics hubs, with the highest concentration of third-party logistics (3PL) providers and e-commerce distributors in Spain. It is 15 kilometres east of Madrid and less than 5 kilometres from the international air freight terminal. Close proximity to the A2 motorway links it to the rest of Spain and beyond.

The strategic location makes the future warehouse ideal as a last-mile distribution centre serving the Spanish capital or as a centre for air freight services. The office space also gives the future occupier an opportunity to establish a headquarters there.
