South Madrid Logistics Park

South Madrid Logistics Park showcases Delin Property’s in-house development, sustainability and leasing expertise.

It is one of two projects we developed and leased to full occupation since establishing a team in Spain in 2018. The Park is located in Illescas, a logistics and distribution hub 36 kilometres south of Madrid with direct access onto the A-42 highway. Its excellent road links allow easy connections to the rest of Spain, to Portugal and beyond the Iberian peninsula.

Our development team managed the project to demanding construction quality specifications so the facilities attained the highest fire safety and sustainability standards, putting our tenants in the best possible position for the future.

The second building achieved a BREEAM “Outstanding” sustainability rating in the second quarter of 2023. It was the first industrial property in Spain to obtain the highest BREEAM rating for environmental impact standards.

The quality of the asset gave us confidence to develop the park in phases, delivering three state-of-the-art warehouses, each providing more than 20,000 square metres of space. We handed over the first warehouse in May 2022, which we let shortly after practical completion to Aigostar, the household appliance and lighting manufacturer, on a long lease.

We let the second 21,000 sq.m. best-in-class warehouse facility prior to practical completion in second-quarter 2023 to leading pharmaceutical and healthcare supply chain provider Alloga. Simultaneously, Alloga also agreed to pre-let the third and final phase of the park, a 21,000 sq.m warehouse to complete in the first half of 2024. The third warehouse is also aiming to achieve BREEAM Outstanding which aided Alloga’s long-term commitment, reflected in the long lease and extension terms, coupled with its investment in cold storage, robotics and automation for the buildings, speaks volumes of the qualities of the warehouses and their location.
