Delin Property Acquires Two Madrid Logistics Assets to Initiate 200 Million-Euro Strategy in Spain

Delin to assemble a portfolio of income-producing assets with scope for
value enhancement for a London-based single family office.
16th July, 2025 (London) – Delin Property, the fully integrated European logistics warehouse
specialist, has acquired two fully-occupied, modern logistics warehouses on Madrid’s
southern outskirts. It acted for a London-based single family office, for which it is
assembling a portfolio of income-producing logistics assets in Spain with a target value of
200 million euros.

Delin Property acquired the two properties in the Villaverde and Pinto distribution hubs for
a total of around 25 million euros from a joint venture formed by Corebridge Real Estate
Investors and DeA Capital Real Estate. Built in the past three years, the properties provide a
combined 17,720 square metres of gross lettable space and both have a BREEAM “Very
Good” sustainability rating.
Villaverde has developed into a popular distribution hub because it is 10 kilometres from
central Madrid, accessed by the A-4 and A-42 highways as well as city ringroads. Delivered
in early 2022, the 9,441 sq.m building is divided into four separate units, which are leased to
auto parts manufacturer Grupo Recalvi, orthodontics solutions supplier Smartee, the NGO
Humana for textile recycling and the supply chain logistics provider Pick&Pack.
The Pinto property provides 8,279 sq.m. of space on a 1.5-hectare site. It is occupied on a
long lease by logistics and environmental management provider EcoQuímica Logística
Integral, for which it was purpose built last year for the secure storage and transportation of
materials. Pinto is 20 kilometres south of central Madrid and has direct motorway access to
serve the Greater Madrid region as well as the city centre, 20 kilomeres away.

seed a portfolio of stabilised assets in urban infill locations in the major cities of Barcelona,
Madrid and Valencia. The dynamism of the Spanish economy and the supply-demand
imbalance for high-quality, well-located logistics assets is driving the leasing market. We are
scouring the market to add to our pipeline of investments to capture the attractive riskadjusted
returns that we anticipate from this strong market dynamic.”
Advising Delin Property on the new strategic venture was Knight Frank. On the transaction
itself CMS advised on the legal aspect, Arcadis on the technicals, while PwC supported on
