Delin Property Extends Trek Bikes’ and ALSO Nederland’s Leases for 36,600 sq.m. Warehouse in Arnhem-Nijmegen Region
7 June 2024
Delin Property, the fully integrated European logistics warehouse
specialist, has extended the leases for the two customers occupying its fund’s 36,600 squaremetre
warehouse in Wijchen, in the Arnhem-Nijmegen region in the east of the Netherlands.
ALSO Nederland, Europe’s largest distributor of original printing supplies, has signed a
long-term extension to the lease of its 13,800 sq.m. warehouse on the Bijsterhuizen industrial
park. Subsequently, Trek Bikes, which is part of global cycle brand Trek Bicycle Corp.,
agreed a lease extension on comparable terms for its 22,800 sq.m. facility.
Both customers agreed to reset rents to reflect the attraction of the location as a strategically
important distribution hub because of its connectivity with the major gateways in
international trade for western Europe, notably the port of Rotterdam and the freight hub at
Schiphol airport. Occupiers enjoy easy access onto the A73 motorway and Nijmegen’s barge
terminal is a 10-minute drive away. Proximity to the border also opens up access to the
heavily industrialised and most densely populated region of western Germany.
Delin Property acted on behalf of its Delin Dutch Logistics Partners Fund, which acquired
the property from a DEKA Immobilien fund in March 2023, in one of the year’s biggest
transactions in the Dutch logistics sector.
Maurits Olde Meule, Portfolio Manager of the Delin Dutch Logistics Partners Fund, said:
“We’re delighted Trek Bikes and ALSO have chosen to extend their commitments to this
property. It’s a vote of confidence in the quality and location of this warehouse as well as
our work in meeting their space needs for European distribution.
“This is a great example of value creation by our local acquisition and asset management
team for our Fund’s investors. We acquired the property at an attractive price during a
challenging investment environment and with just over two years left to run on the leases.
We’ve now built on the strong foundation of this acquisition by significantly improving the
income profile of the property.”
Delin Dutch Logistics Partners Fund was advised by Cushman & Wakefield. Trek Bikes
received commercial guidance from JLL, while ALSO Nederland was commercially advised
by RWRES throughout the entire process.
