Delin Property Signs Lloyd Fraser for Warehouse in U.K.’s Magna Park, Europe’s Largest Logistics Hub

17th July, 2023 (London) – Delin Property, the fully integrated warehouse specialist, has
signed a long-term lease for third-party logistics provider Lloyd Fraser to occupy its 163,000
square-foot crossdock warehouse in Europe’s largest logistics and distribution hub, in the
Midlands region of the U.K.
The property, XDock 163, is in Lutterworth’s Magna Park in the centre of the area known by
the logistics and distribution industry as the “Golden Triangle” because of its ease of access
onto the nearby M1, M6 and M69 motorways, which puts 85% of the U.K.’s population
within 4 ½-hours’ reach.
Delin Property owns five BigBox warehouses in strategic locations for the U.K. supply chain
providing a total gross lettable area of around 1.17 million sq.ft. The company owns
properties in Spain and the Netherlands as well as managing a portfolio of assets in its
Dutch Core /Core Plus Logistics Fund on behalf of institutional clients.

XDock 163 features 22 dock doors and three level access doors. Inside, the property has a
12.5m clear height, with the storage potential for 17,000 pallets, 360-degree circulation for
heavy good vehicles and a low 40% site cover.
