Delin Revs up Prime Madrid Logistics Hub with Pre-let to WEG for New Warehouse

4th December, 2024 (London) – Delin Property, the fully integrated European logistics
warehouse specialist, has signed a pre-let agreement with WEG, the listed multinational
group specialised in design, manufacturing and distribution of electrical machinery, for a
13,721 square metre warehouse it is developing in central Spain’s leading logistics hub.
WEG has signed a long-term lease for the new facility off Calle Bélgica in the Centro de
Transportes de Coslada (CTC), east of Madrid. The property will serve as WEG’s
headquarters in Spain and its principal distribution centre for the Iberian Peninsula.
Coslada is a magnet for occupiers because of its proximity to central Madrid and the
international air freight terminal at Barajas, as well as its excellent motorway links to the rest
of Spain and beyond. Amazon, DHL and FedEx are among the third-party logistics (3PL)
providers and e-commerce distributors that have already established a presence in Coslada.
Isaac Núñez, Delin Property’s Managing Director for Spain, said: “We are thrilled that
WEG has made a long-term commitment to become one of our tenants. We were able to sign
this pre-let barely one month after we took vacant possession of the site. That’s a reflection
of the quality of the location and the trust WEG has placed in us to deliver next year a
modern, sustainable facility that will set a new benchmark in Coslada.”
Delin Property acquired the 2.2-hectare site in September 2023 and is currently building a
4,300 sq.m. extension to the existing warehouse, which is also undergoing a total
refurbishment. The works, due for completion in third-quarter 2025, will deliver a building
qualifying for at least a “Very Good” sustainability rating from BREEAM.
The new enlarged facility will feature more than 2,700 sq.m. of high-end office space. The
warehouse section will have 19 dock level doors, two large truck manoeuvring areas – each
more than 45 metres deep, - 360-degree circulation and 53% site cover.
